July 8, 2007.

While in Ft. Lauderdale, we met with Pio R. Ieraci of IPI Properties - Realtor®, Builder, Developer, and President of the Galt Ocean Mile Association. As a local Fort Lauderdale area expert, he shared his thoughts on the state of the local Fort Lauderdale real estate market which included some of the most prevalent issues facing Floridians - property taxes, insurance issues, and more.
He took us on a walk through of one of his current townhouse developments and an uber luxurious single family spec house on the prime intercoastal waterway. Pio does not blog yet but became pretty interested in the concept after we explained some of the benefits blogging offers. He’d make an awesome blogger. Video to come…..
Millionaires’ Row, Briny Breezes
Before we hit Miami, we decided to take a detour to visit the mobile millionaires of Briny Breezes. We drove through the rows of mobile homes looking for an interview.
The rich need their privacy
We did speak briefly with one fellow who told us “The deal’s not done yet”. He did not want to give his name and reminded us, “This is private property, you’re not allowed in here.” We waved good-bye and headed to South Beach. We heard there’s alot to see in SOBE. Yes, there is.
When we arrived, we headed straight for Ocean Avenue to get the SoBe vibe. Despite warnings not to park, we did — in a tow-away taxi zone. We were counting on our blog wrap to continue to bring us good parking luck. It did.

David and Peter chillin in the blogmobile
We met up with real estate bloggers David Podgursky (The Mortgage Go To Guy) and Peter Santiago (Santiago Labs). Adam Kujacznski , Marketing Director of Condo.com also dropped by. We learned a lot from these fine folks. Peter and Adam even helped us interview some folks on the street and did a great job. Thanks for taking an active role in the tour guys! You rock!

Gerald and Trisha Posner
We also had the good fortune to pull best selling author Gerald Posner and his wife Trisha, also a published author and columnist for Ocean Drive Magazine, off the street and into the RV to discuss the fine art of writing. They joined us for an al fresco lunch.

As you can see, it was hot in South Beach.
Hot music
Hot bikes
After lunch, Adam and Peter took us to uber-trendy Lincoln Road. Very young and hip crowd, with a European and South American flavor. Very cool for another place hot as hell.
We continued to interview more people on the street and got some fantastic feedback. Then we found the coolest real estate office ever. Majestic Properties had a prime Lincoln Road location which had a motion / touch screen window display of their current property listings. The interface was so slick. We played with it for a while and then watched others use it. This type of interactive street marketing is something we see catching on everywhere. It blows the static window photos out of the water and it was stupid easy to use. We have some great video footage which we’ll put up when we get a chance. It’s too cool for school.

Segafredo Zanetti - Lincoln Road - South Beach Florida
Peter and Adam took us to one of the hottest spots on Lincoln Road - Segafredo Zanetti. We had a cerveza and then got the cameras rolling. It seemed like all the beautiful people had gathered at this one location. I guess they knew the blog tour was coming
We mingled with the locals and some were even kind enough to share their real estate stories and opinions with us on film.
Then we ran into a group cool dudes led by the infamous Curtis Joseph - a local slam dunk champ, model and soon to be MTV superstar. They are shooting a series about the Young and Rich and infamous on South Beach. Based on their interview with us, I can tell that this show will be hot stuff baby! Video to come……
We left
After feasting our eyes all day, we feasted our bellies at a local Cuban Restaurant. The food was some of the best Cuban I ever had. Too bad I can’t remember the name of the place. Peter, can you refresh my memory? Authentic chicken dishes, complete with beans and rice. And my favorite, plantanos muduros. Hunger sated, we had to find a place to sleep. Peter generously offered to let us crash at his home. We accepted.
We woke early and headed back to Coconut Grove to meet the Condo.com team….

What’s up boys,
The cuban spot was called Porta Sagua if my memory serves correctly.

Peter.
Joe and Rudy, it was a pleasure meeting you both yesterday. Thanks for waiting up prior to your Atlanta trip.
I’ll be making a trip up North in a few months and would love to stop by your area. Take care.
Marc
wow… I missed a lot when I left you guys at 5:30pm!
I want to know this… in the video are you going to “bring sexy back”??
It was great talking to Peter, Adam and the Posners… I liked the interplay with Peter - a blogger, like me, but who got his start on his own whereas I have been using the ActiveRain platform until just recently when I opened my first two personal sites. Then the Posners were great because they gave such insight to professional writing… I look forward to moving to some middle ground sometime soon!
Peter– That meal was fantastic. Thanks for your hospitality in putting us up for the night.
Marc– it was great meeting you too. Thanks for sharing your secret weapon with us. If you come to NYC, give us a call.
David– Yeah, Adam and Peter kept us out late. Wait until you hear about the next project we are working on. It will be hot.
One of our many topics of convo slipped out in Windows Live Writer this AM…

Want to consider some California beach front real estate instead? I have just performed an analyses about two Southern California beach town real estate conditions: Carlsbad and Huntington Beach. While they both present some of the most expensive homes for sale in the US, Carlsbad comes out to be more “affordable”:
